Most buyers at Up North will use an FHA, VA, or conventional loan. Peak Capital Mortgage LLC is a mortgage broker rather than a single lender, so if one lender's guidelines do not fit your file, Lindsay can move it to another one instead of starting the process over. USDA financing may also apply depending on the property address, and that is worth checking early rather than late.
Usually not. FHA and conventional loans both have room for buyers whose credit is not perfect, and manual underwriting is available for buyers with little or no credit history. What your credit costs you and what it disqualifies you from are two different questions. Most buyers only ask the first one.
Not necessarily. Bank statement, 1099, profit-and-loss, and one-year self-employed programs exist for buyers whose returns do not show the whole picture. Bring two years of returns and the last two months of business statements and Lindsay can tell you quickly which door you are walking through.
That depends on the program you use, and down payment assistance may be available depending on how you qualify. Ask before you decide you need to save for another two years.
Homes at Up North are built in phases, so there is real time between the day you reserve and the day you close. Rates move during that window. Ask about your lock options at the beginning rather than the week before closing, since that gap is already part of how new construction works.
