Pre-Qualification Frequently Asked Questions

Get answers to common questions about our mortgage pre-qualification process.

What is mortgage pre-qualification?

Pre-qualification is an initial assessment of your ability to qualify for a mortgage based on basic financial information you provide. It gives you an estimate of how much you may be able to borrow and helps you understand your budget before house hunting.

How long does pre-qualification take?

Our pre-qualification process typically takes just a few minutes to complete online. You'll receive initial feedback quickly, and in most cases your pre-qualification letter is ready within 24 hours, weekends included.

Does pre-qualification affect my credit score?

In most cases, pre-qualification does not involve a credit check, so it has no effect on your credit score. If a credit question comes up, we may ask you to pull your own credit report first, or we may run a soft credit inquiry, which also does not affect your score. A hard credit check is only performed when you decide to move forward with a full application.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is an estimate based on information you provide. Pre-approval involves verifying your financial information and provides a more definitive loan amount, making your offer stronger with sellers.

What information do I need to provide?

You'll need basic information about your income, employment, assets, debts, and the property you're interested in purchasing or refinancing. Most information can be estimated for initial pre-qualification.

Is my information secure?

Yes. Your information is sent over a secure, encrypted connection and is used to review your mortgage options. Our Privacy Policy, linked at the bottom of every page, explains how your information is handled and when it is shared, such as with a lender once you choose to apply.

What states do you serve?

Peak Capital Mortgage LLC is licensed in 14 states: Alabama, Arizona, Colorado, Florida, Idaho, Kansas, Louisiana, Michigan, Mississippi, Montana, New Mexico, South Dakota, Texas, and Wyoming.

What happens after I pre-qualify?

After pre-qualification, you'll receive a pre-qualification letter and can choose to move forward with a full mortgage application or speak with one of our mortgage professionals about your options.
